Towns we work in
Each town page shows examples of our work there. They are a sample, not a full list of what we take on.
TNT Construction is a family business, licensed and insured, serving Northern Michigan from Petoskey, Boyne City, and Harbor Springs since 1994. Over that time we have built new homes, remodeled kitchens and baths, painted inside and out, and handled both small repairs and large multi-phase jobs. Call (231) 347-7299 or (231) 330-1786, or request a quote. Either number or the form reaches us.
We are a local crew. We know the towns, the suppliers, and the way homes need to be built to hold up through a Northern Michigan winter. When you call, you talk to people who will actually be on your project.
Our approach is simple. We give you a clear quote, an honest timeline, and a clean job site. We treat your home the way we would treat our own. We are licensed and insured.
TNT Construction has a BBB Rating: A+. That rating is published on our Better Business Bureau profile.

How we work
Three habits, every job
- 01
We listen first
We walk the project with you and quote based on what you actually need, not on what is easiest to sell.
- 02
We keep you posted
You hear from us as the work moves along, and you hear about changes before they turn into surprises.
- 03
We finish and clean up
The job is not done until the punch list is closed out and the site is clean.
Before you hire
Hiring a contractor in Northern Michigan: 10-point checklist
Use this list when you compare any contractor, including TNT Construction. Tick each item as you get an answer. The count is for you. It is not a score we give ourselves.
0 of 10 checked
Look the company up in Michigan LARA's public license lookup. The name on the license should match the name on the quote. We do not post a license number on this site.
Ask for current liability and workers' compensation certificates, not only a verbal yes. A certificate of insurance is the document to keep with the quote.
The quote should say what is included, what is not, and when the work is planned. A handshake is not enough to compare two bids.
Building, electrical, and plumbing permits are not the same in every Northern Michigan town. Get in writing who pulls them and who meets the inspector.
Ask who you will talk to on the job, and which trades such as electrical or plumbing are brought in versus handled by the crew.
Hidden work and owner changes should go in writing before the extra work starts, so the schedule and the bill stay clear.
Floors, furniture, and rooms you still use should be sealed off. Ask how daily cleanup and the final cleanup work, inside and out.
Ask for nearby jobs you can see, then check the Better Business Bureau profile and other reviews before you sign.
Northern Michigan exteriors, lake weather, and freeze-thaw change the calendar. Ask what happens when snow, wind, or a late thaw stop outdoor work.
Payments should follow written milestones, such as start, mid-job, and completion, so you are not paying for work that has not happened. Get that schedule in writing. This page does not list TNT Construction payment terms.
Compare quotes
Worked example: comparing Quote A, Quote B, and Quote C
Three bids for the same generic re-siding job on a year-round Northern Michigan house. Same walls. Labels only. No prices.
| Quote | Scope detail | Permits | Cleanup | Schedule | Insurance shown | Change-order terms |
|---|---|---|---|---|---|---|
| Quote AVague and lowest on paper | "New siding." No tear-off, weather barrier, rot, or trim called out. | Not mentioned. | Not mentioned. | "Start soon." No dates and no weather note. | Not shown. | "We will deal with extras as they come up." |
| Quote BSome detail, still gaps | Lists a siding type and a few walls. Trim "as needed." No weather barrier or rot plan. | "If needed." | "We tidy up." | A start month. No winter or weather plan. | Says "insured" on the letterhead. No certificate. | Verbal approval is treated as enough. |
| Quote CComplete enough to compare | Written tear-off, weather barrier, how rot is handled if found, plus trim and openings. | Names who pulls them and who meets inspections. | Daily tidy and final cleanup called out. | Written dates plus a plan if snow or wind stop exterior work. | Certificate of insurance offered with the quote. | Written approval before extra work starts. |
Quote A looks simpler because it leaves work out. Tear-off, rot, permits, idle weather days, and cleanup often show up later as extras, so the vague low bid can cost more than a complete one. Quote C is the one you can actually compare.

How TNT Construction already answers these
Each checklist line maps to proof already published here. No new claims, no prices, and no license number.
01Check the state license
This page states that TNT Construction is licensed and insured. Confirm any contractor, including us, in the public LARA lookup. See Licensed and insured.
02Ask for a certificate of insurance
We say we are licensed and insured. Ask us for the certificate the same way you would ask anyone else. See Licensed and insured.
03Get a written scope and a written schedule
We walk the project with you and give you a clear quote and an honest timeline. Ask for both in writing. See Clear quote and honest timeline.
04Ask who pulls permits
We run the job end to end as a full-service general contractor. Ask us to name who pulls permits in the written scope. This page does not list permit offices or fees. See Full-service general contractor.
05Ask who is on site day to day, and which trades are subbed out
When you call, you talk to people who will actually be on your project. The trades FAQ says we bring in other trades when the work needs them. See People on your project.
06Ask how change orders are handled
One of our habits is that you hear about changes before they turn into surprises. See Changes before surprises.
07Ask how the rest of the house is protected and how the site is cleaned
We treat your home the way we would treat our own. The job is not done until the punch list is closed and the site is clean. See Clean site.
08Look at local past work and BBB or reviews
TNT Construction has a BBB Rating: A+ and has worked here since 1994. Recent jobs are on this page and on the projects page. See BBB Rating: A+.
09Ask about winter or weather plans
We know how homes here need to be built to hold up through a Northern Michigan winter. Ask us how we plan a job around the season. See Northern Michigan winter.
10Ask about a payment schedule tied to milestones
We put the quote in writing. Ask that the same writing include a milestone payment schedule. We do not publish payment terms or amounts here. See Quote in writing.
